The significant increase in energy consumption in the face of the threat of the global population due to reasons such as the excessive emission of greenhouse gases, the lack of fossil fuel resources, and the reduction of water resources has drawn much attention to the use of smart building technologies. Since large-scale commercial buildings are one of the main consumers of energy resources, it is imperative to identify and remove the obstacles to making these buildings smart. Therefore, the present study uses grounded theory-based analysis and interviews with relevant experts to identify the challenges of using smart control technologies in large-scale commercial buildings in Tehran. According to the research findings, the challenges are placed in four categories: technical, political, economic, and social. In order to remove these obstacles, solutions such as revision of the energy pricing policy, training on the importance of saving energy, and updating the knowledge of intelligent control systems technology are suggested.
